Loan Information and Requirements 
  • Loan interest rates vary from 9-11%
  • Origination Points range from 1-4% and can be deferred to loan maturity/payoff
  • Loan terms from 6mo-5yrs though most are less than 13mo. 
  • There are No prepayment penalties
  • For shorter loans, payments can be paid monthly (interest only) or at maturity
  • Max LTV ranges from 70-75% of ARV (After Repair/Rehab Value)
  • For fix & Flips, we can fund up to 90% of the purchase & 100% of the rehab
  • We only lend to investors financing non-owner occupied properties
  • Our loans almost always require a first lien position on the propertY
  • We require a personal guarantee on most loans
  • minimum FICO is required but verification of employment & income not required
  • Once approved, we can issue a Proof of Funds Letter to ease property purchase.
